NC has the lowest closing cost in the nation

North Carolina has second lowest closing costs in the Nation for home mortgages according to a news article in CNN Money.com. This is a fact that I have been telling my clients for the past 12 years that the cost of a purchase mortgage or the cost of doing a refinance is low in North Carolina. When I tell my out of state clients who are retiring in our beautiful state or client who are transferred here for a job improvement, they are doubtful until they see the good faith estimate and the HUD-1 settlement statement.

The article called “New York’s No. 1 in home closing costs” shows a chart listing the highest 5 and the lowest 5. Arkansas was rated the lowest with estimated closing costs of $3,007 with North Carolina rated second lowest at $3,255. Highest was New York at $5,623 followed by Texas at $4,708.

Dogs Safety Tips

Let sleeping dogs lie

Dogs sure can sleep a lot. Especially dogs that get their daily requirement of structured exercises (leash walks) and play times. Dogs also dream a lot. We hear them whimper, cry, even growl during the day or night while sleeping. To avoid startling your sleeping beauty, make sure that first you say their name, and then wait until they open their eyes before you touch them. Always keep your face away from the dog when they sleeping to avoid the accidental bite if startled. The best advice is to let sleeping dogs lie, but go ahead and take their picture!

The Leash and Collar

Leash walks are Golden!

One sure way a dog has an easy escape on the walk is when the  leash is not handled properly, or the collar is too loose. Here are just a few tips to help make the leash walk safer for you and your best friend.
If you make it a point to always have the loop/handle part of the leash pass over your wrist you can prevent dropping the leash or having it pulled out of your hand by the dog. The retractable style leash can be accidentally dropped and the cord can burn both the handler and the dog in a hurry. Two dogs can get tangled up in the cord when distance is allowed. In case of an emergency, it can be difficult getting your dog to return to you in a hurry while on 12 ft. extended lead. Do your dog a big favor, and toss that retractable  leash in the trash.
The collar should fit so one finger can slide under it comfortably.  If you can stack two fingers under the collar, it’s probably too loose. A good sturdy buckle style collar can be easier for adjustment purposes, and likely to be more secure than some of the plastic snap collars. If you use a snap collar look for the  “safety tested” decal before the purchase. I don’t suggest prong collars or the gentle leader, but encourage you to learn  how to walk your dog on a good sturdy collar attached to a 6 foot leash.

Don’t forget to have a name and 2 phone numbers on their collar just in case your dog  should ever get separated from you. Having a second phone number increases the odds of reaching someone in a hurry. Update the tag if your telephone numbers should change. Micro-chipping is low cost, safe, and in addition to the I.D. tag, so do both. The faster the return the better.

Is a real estate agent really needed?

Why risk what is possibly the largest investment in your lifetime?  A homeowner recently called Right Angle Realty and asked us to list their home.  The home was originally built in 2001, and the owners purchased the 4 bedroom home directly from the builder.  They have enjoyed living there, but are now ready to downsize.

After looking into it, I discovered the septic tank was recorded as a 3 bedroom home.  The people at the county office told me the owners must have converted a bonus room, or a study into a bedroom.  The owners assured me that they did not.  As I looked into it further, I saw the original specifications on the house clearly showed 4 bedrooms.

This can quickly become a major expense for either the seller or the builder if they decide to sue.  What would you do?

I’ve also seen beautiful sunrooms built without a building permit and were built directly over the septic tank.  I’ve also seen buyers buy homes that are on the planned 540 extension only to learn there would be a sound wall in their backyard soon.  The list goes on, but the point here is, why would anyone risk such a large investment?  Hire a competent agent who can uncover these types of material facts for you so you can enjoy your home for many years.
